Gurgaon, officially known as Gurugram, continues to strengthen its position as one of India’s leading commercial real estate destinations. The city’s expanding corporate ecosystem, improving road infrastructure, growing residential population, and increasing demand for retail and office spaces are creating new opportunities for commercial property investors.
In 2026, several Gurgaon micro-markets are attracting attention for upcoming and under-development commercial projects, particularly around Dwarka Expressway, New Gurgaon, Golf Course Extension Road, and Southern Peripheral Road (SPR). Infrastructure development is also supporting the growth of these corridors. For example, construction has commenced on the 28.5-km Gurgaon Metro extension connecting Millennium City Centre, Cyber City and Dwarka Expressway.
Dwarka Expressway has become one of the most closely watched commercial real estate corridors in Gurgaon. Improved connectivity with Delhi and IGI Airport, along with growing residential development, is creating demand for retail, offices, food and beverage outlets, and mixed-use projects.
Commercial developments are emerging across sectors including 106, 109, 110, 111, 113 and 114. Market listings also show several commercial projects across the corridor, including retail and mixed-use developments.
For investors, the key attraction is the expanding consumer and business catchment around these projects.
New Gurgaon, particularly sectors around 82–95, is another area to watch. Rapid residential development is creating a larger customer base for everyday retail, restaurants, healthcare, education, fitness and professional services.
Commercial developments in Sector 82, Sector 83, Sector 84 and surrounding areas are positioned to benefit from this expanding population and connectivity to NH-48. Current commercial market listings include projects such as Elan Imperial and Vatika Crossover in the broader NH-48/New Gurgaon belt.
Golf Course Extension Road has developed into an established premium real estate market. Its combination of affluent residential communities, offices, retail destinations and connectivity makes it attractive for premium commercial projects.
Investors can explore high-street retail, F&B spaces, office developments and mixed-use projects in and around Sectors 62, 65, 66 and 67.
The advantage of this corridor is that commercial projects can benefit from an existing residential and business ecosystem rather than relying entirely on future development.
SPR is another important commercial growth corridor connecting major Gurgaon micro-markets. Infrastructure improvements are expected to further strengthen connectivity between SPR, Dwarka Expressway and other major roads. A 4.2-km elevated corridor along SPR has been planned to improve movement between Southern Gurgaon and Dwarka Expressway.
As residential communities and business developments expand around SPR, demand for retail, restaurants, offices and other commercial services is expected to increase.
Investing in an upcoming commercial project requires more than identifying a promising sector. Investors should carefully evaluate:
Developer reputation and delivery track record
RERA registration and project approvals
Location and road visibility
Expected footfall and surrounding population
Parking and accessibility
Existing and upcoming competition
Rental demand
Maintenance and operating costs
Payment structure and total acquisition cost
Resale and exit potential
Investors should also distinguish between genuine demand and marketing projections. A project located in a developing corridor may have strong long-term potential, but actual returns can vary considerably depending on project execution, pricing, occupancy and surrounding infrastructure.
The upcoming commercial property landscape in Gurgaon offers opportunities across multiple asset classes, including retail shops, high-street developments, office spaces, food courts, SCO properties and mixed-use projects.
Among the areas worth monitoring in 2026 are Dwarka Expressway, New Gurgaon, Golf Course Extension Road and SPR. Each corridor has a different investment profile, so the right choice depends on your budget, investment horizon, rental objectives and risk tolerance.
Rather than choosing a project solely because it is “upcoming,” investors should conduct detailed project-level due diligence and compare location, developer credibility, pricing, demand, connectivity and exit potential.
With Gurgaon continuing to expand as a corporate, residential and commercial hub, carefully selected commercial projects can offer investors opportunities for long-term wealth creation and business income.
